Public engagement launches on the future of Regent Street, Haymarket and Piccadilly Circus

Westminster City Council and The Crown Estate have today launched a public engagement campaign to shape the future of Regent Street, Haymarket and Piccadilly Circus, three of the West End’s most iconic streets.

The proposals mark the first phase in a long-term vision to enhance the area for workers, residents, visitors and businesses, including plans to create and improve over 35,000 square metres of traffic-free public space, equivalent to over 5 football pitches. The project aims to create a more accessible, welcoming and resilient public realm that supports the district’s economic and cultural vitality.

Over the past 12 months, HOLBA has played an active role as a member of the project’s Advisory Panel, helping to shape the consultation process and early-stage proposals. We’re pleased to see the launch of these initial proposals and encourage all our members to have their say.

We will be submitting a formal response on behalf of our business community, but we want to hear from our members. A further round of consultation on final proposals will take place next summer, with detailed designs expected in 2027 and construction due to begin in 2028.

The proposals aim to create a world-class, people-first destination by closing sections to traffic, expanding public space, simplifying crossings, and enhancing the public realm with seating, greenery, and a revitalised Eros fountain. Improvements to transport connections will also enhance the arrival experience for all.

The proposals would unlock a network of traffic-free streets and public spaces across Regent Street St James’s, Charles II Street and Waterloo Place, with potential to expand into Coventry Street, Panton Street and Pall Mall East. Supporting changes include upgraded streetscapes, two-way traffic on Haymarket, improved cycling links, and managed access for servicing and public transport.
